OVERVIEW
This beautiful 310 acre ranch is ideally located, approximately 100 miles north of Salt Lake City, seven miles southwest of Malad City, Idaho. Nestled at the base of the Samaria Mountains, this property has incredible views in every direction. The ranch sits just off a county maintained, paved road in the rural community of Samaria. It is situated in a growing area with a great deal of development potential. With over a mile of road frontage, the property could be split into several parcels and would make a great investment or working cattle operation. The acreage consists of quality, flood-irrigated pasture and sub-irrigated meadows. Generous amounts of stock and irrigation water, provided by several springs and irrigation shares from the Samaria Irrigation District, are included with the purchase of the property. At the north end of the ranch is a nice, four bedroom home with outbuildings.
IMPROVEMENTS
Ranch improvements include a four bedroom, one bath home and carport on the north end of the property. The main floor of the home is 1044 square feet with three bedrooms and one bath. A partially-finished full basement with office, bedroom, and unfinished bathroom/family room/storage room provide additional square footage and room for growth. The exterior of the home has been repainted with windows and doors replaced. In 2006, a heavy gauge, buckskin aluminum roof was installed. The home may be heated with either electric or wood heat. A custom rock and timber hearth with wood-burning stove is installed on the main floor. The yard is fully fenced with brown, vinyl-coated chain-link fence and has recently been landscaped with drip systems installed to the shrubs and flower beds. Many new trees and shrubs have been planted. Outbuildings consist of a rustic granary/barn and garden shed. Two open bays on either side of the barn, two of which have cement floors, provide covered parking and storage areas. All outbuildings have new electrical and the small garden shed is wired for a welder.
On the south end of the property is an aluminum 20x30 quonset with cement floor and small grain silo. Additionally, there is power and a separate meter at that location, providing an additional building site if desired. LAND/ACREAGE
The ranch consists of 310 total acres, verified by recent survey. Of this amount, approximately 130 acres are sub-irrigated by several springs and about 170 acres are flood irrigated.
WATER
The generous amount of water available with the ranch allows for multiple agricultural, wildlife, or developmental possibilities. As the largest water-share holder in the Samaria Irrigation District, the property has 57 shares of irrigation water which is ample amounts to provide flood irrigation coverage of the property.
Other irrigation and year-round stock water rights are owned and available for use from Aldridge and Big Canyon Springs. The sub-irrigated meadows are an excellent wildlife habitat. There are seven year-round springs located on the property which ensures adequate irrigation to grow approximately 200 ton wild hay without effort.

PRODUCTION
Historically, the flood irrigated ground raised approximately 300 ton of alfalfa/grass hay but has primarily been used for grazing for the past few years. The sub-irrigated meadows produce about 200 ton of wild hay annually.
CARRYING CAPACITY
