Coyote, deer, fox, and raccoon can also be seen.
DEVELOPMENT: This is an excellent cattle ranch with potential for more. Due to miles and miles of the Payette River and Payette River Canal traversing through and next to the ranch and its great wildlife, it may have a higher and better use. It may work well for a developer as a river front residential or acreage sized lot development.
CONSERVATION EASEMENTS: Due to the vast amount of water frontage, this ranch may afford an owner a great opportunity to place conservation easements for income tax benefits, as well as, conservation. A buyer may wish to place conservation easements along some, or all of the waterways. Conservation groups, like Trout Unlimited, may have an interest in preserving the riparian areas, and if so, may offer substantial income tax credits to a buyer that chooses this.
